Hartwood High School Opens August 2026  ★ New

Stafford’s 6th high school — the Stallions (black, silver & gold) — opens this fall. It’s a $139M, 290,000 sq ft facility built for 2,150 students with a 1,000-seat theater, football stadium, and specialty arts/media center. Located between Truslow Rd and US-17 in the Hartwood district.

Redistricting Affects Every Stafford High School for 2026–2027

About 886 students will move from Colonial Forge, 587 from Stafford High, and 272 from Mountain View to populate Hartwood. If you’re buying near CFHS, confirm the new boundary before you close, your athlete’s school may change.

Big Things Affecting Home Values & Quality of Life

Buc-ee’s — Exit 140 / Austin Ridge Dr  [Pending BOS Vote]

A 74,000 sq ft Buc-ee’s with 120 fuel pumps and 833 parking spaces has been recommended for approval by the Planning Commission (4–3 vote, March 2026). The full Board of Supervisors still needs to vote — no date set. Notably, county staff actually recommended denial.

Key concerns:

  • ~20,940 vehicle trips per day; 2,100+ during peak hours

  • VDOT has flagged potential I-95 off-ramp backups

  • If you’re looking at homes near Courthouse Rd or Garrisonville, watch this before buying

Dominion “Kraken” / North Anna to Bristow Power Line  [Highly Contested]

Dominion Energy wants to build a ~70-mile, 500-kilovolt transmission line through Stafford to feed surging data center demand.

What you need to know:

  • 93% of surveyed Stafford residents oppose the project

  • 65–70% cite property value and financial impact concerns

  • Board of Supervisors has formally opposed alignments that negatively impact the county

  • SCC application expected Q3 2026; proposed right-of-way easements ~300 ft wide

  • Proposed routes pass near Mountain View HS, Rodney Thompson MS, and Margaret Brent ES

Data Center Boom  [Economic Upside, Community Debate]

Stafford is seeing massive data center investment as “Data Center Alley” expands south from Loudoun County. Good for the tax base, but the power grid strain is why the Kraken line is being proposed.

Major projects underway:

  • Vantage Data Centers (VA4): $2B campus, 82 acres, 929,000 sq ft — first building opens late 2027

  • STACK Infrastructure: Stafford Technology Campus, 500 acres, up to 5.8M sq ft planned

  • Peterson Cos. / Project Sisson: 16-building campus, 3.8M sq ft along the Rappahannock

  • Amazon: Campus also planned in Stafford

The county passed stricter setback and noise rules in October 2025 to protect residents from future projects.

I-95 Traffic

Stafford is growing fast. The Buc-ee’s debate has surfaced just how stressed the Courthouse Rd / I-95 corridor already is. Factor commute times into any home decision, morning rush toward Quantico on Rte 1 or I-95 can be significant. Consider proximity to the Brooke Road or Stafford VRE stations if you want a commuter rail option into DC.
